Testing – Mechanical Systems

The mechanical systems includes all the components of the central chiller and boiler plants within the building and the associated HVAC equipment and distribution components throughout the building.  All systems listed in RFP Section 01 91 13 part 1.2.1.and b will be tested and commissioned.

Testing of the mechanical systems will be an integral part of the overall commissioning process and utilizes a multi-level approach that includes Level 1 – Factory Acceptance Testing, Level 2 – Site Acceptance testing and Level 3 Equipment Startup, 100% point to point verification and pre-functional testing.  Upon successful completion of Level 3 activities, formal Level 4 Functional Performance Testing and then Level 5 Integrated Systems Testing will be performed, culminating in a final Black Start Test.

All Chillers, boilers and EMCS will be Factory Acceptance Tested as required by 01 45 23 Factory Acceptance Testing (FAT).

Testing – Plumbing Systems

The plumbing systems includes all the components of the Compressed Air System, UREA Systems, Fuel Oil Systems and sanitary and domestic water systems and their associated equipment and distribution components throughout the building.  All systems listed in RFP Section 01 91 13 part 1.2.1.e will be tested and commissioned.

Testing of the plumbing systems will be an integral part of the overall commissioning process and utilizes a multi-level approach that includes Level 2 – Site Acceptance testing and Level 3 Equipment Startup, 100% point to point verification and pre-functional testing.  Upon successful completion of Level 3 activities, formal Level 4 Functional Performance Testing and then Level 5 Integrated Systems Testing will be performed, culminating in a final Black Start Test.

Testing – Electrical Systems

The electrical system includes the expansion of the existing generator yard with generators, ring bus segments and breakers and all the components of the electrical distribution from the points of connection at the existing 34.5kV exterior pad mounted switchgear through the unit substations and distribution throughout the building.  All systems listed in RFP Section 01 91 13 part 1.2.1. c – Electrical Distribution System and Power Quality will be tested and commissioned.

Testing of the electrical systems will be an integral part of the overall commissioning process and utilizes a multi-level approach that includes Level 1 – Factory Acceptance Testing, Level 2 – Site Acceptance testing and Level 3 Equipment Startup, 100% point to point verification, NETA Testing and pre-functional testing.  Upon successful completion of Level 3 activities, formal Level 4 Functional Performance Testing and then Level 5 Integrated Systems Testing will be performed, culminating in a final Black Start Test.

All Generators, Generator Paralleling Switchgear, Secondary Unit Substations, Pad Mounted Switchgear, MV Switchgear, LV Switchgear, UPS Modules, SEL Relays and Transformers over 1 MVA will be Factory Acceptance Tested.
